Design Budget Guidelines for Various Building Types

Every project is quoted on an individual basis, however, as a rule of thumb, the following ranges will help approximate an anticipated fee structure:

RESIDENTIAL SINGLE FAMILY DESIGN WORK

 

Small straight forward home design - - $800 to $1,000 on an hourly basis.

Small 1,000 to 2,400 gross square foot plans. Usually consist of a main floor and basement plans, 4 exterior views, minimal vaulted ceiling, no hand framing of roofs and basic floor planning.

 

Medium complexity home design - - $1,000 to $1,300 on an hourly basis.

Medium 2,400 to 3,000 gross square foot plans. Usually consist of a main floor, upper and basement plans, 4 exterior views, medium amount of vaulted ceiling, some hand framing of roofs and some custom spaces.

 

Large Home design - - $1,300 to $1,850 on an hourly basis.

Large 3,000 to 4,000 gross square foot plans. Usually consist of a main floor, upper and basement plans, 4 exterior views, 1 or 2 building sections to work out complex roof lines, multiple vaulted ceilings, hand framing of roofs, custom spaces like offices, media rooms and extra large kitchens.

 

Custom Home design - - $1,850 and up on an hourly basis.

Rule of thumb for establishing a fee budget is $1,500 per $100,000 of anticipated construction budget for each additional $100k over $300k. Square footages start at about 4,000 and go up from there. These types of homes are primarily hand framed roofs, lots of vaulted ceilings, multiple levels, custom spaces and many variables. We have been involved with designs up to 10,000 g.s.f. and fees vary greatly. However, there is always a pre-agreed not to exceed figure so the owner and developer know the design budget.

 

Commercial Work: Fees are based on requirements as follows:

Is there a plan review process for your area of work? Most often, there is some type of a plan submittal required, however, this varies greatly. Normally, on small existing commercial projects a basic code review and a structural engineer’s opinion are required in writing. These types of projects range from about $300 to $2,500.

 

New commercial work: Basic design for a 1,000 g.s.f. Townhall, for example, could be done in a range of about $300 to $600. This does not include full services. If there is a regulatory agency involved, these fees will be more in the range of a percentage of construction costs and could be 7% to 10% of that number. This does include full services, architectural, structural, heating and ventilation, plumbing design and full specifications and bidding documents.
